New Build - Snagging Inspections

Sherwood Surveyors have extensive experience of investigating and reporting on defects and damage to new properties. We have expert knowledge of the types of problems that occur with new properties. Unfortunately these often occur once the homeowner has spent money decorating and furnishing their new home.

We would always recommend that a Snagging Inspection be undertaken by a Building Surveyor prior to the homeowner moving into the property although we know this is not always possible and so would endeavour to work with you after you have moved into your home. We have previously worked for the NHBC, going out to properties with issues after completion, this has given us insight into their workings as an organisation and has helped us to to achieved payment for homeowners for home builders mistakes via the NHBC scheme. 

Residential Case Study: A new home advised on was passed by NHBC and reported as snagged and complete by a well known large house builder. The property was also surveyed prior to purchase by a General Practice Surveyor on behalf of the mortgage lender. An additional 138 days of work were undertaken by the house builder to try to rectify the outstanding problems at the property after being identified by our Chartered Building Surveying Department.  Payment for further outstanding works was received via the NHBC with further payment received from the house builder for work not covered under the NHBC via the homeowners home legal cover.

Commercial Case Study: An Investor purchased a new site comprising recently constructed industrial units. The units were constructed by a Developer that subsequently went into liquidation. The snagging inspection identified significant defects in the construction of the external cladding and the concrete floor. The professional report was used to negotiate a considerable reduction in the sale price of the units.
